Buy Your Home Smart

Buyers Misconceptions

I Don’t Need to Work Exclusively with an Agent

By working with many agents, you will receive duplicates of the information, wasting your time, energy, and raising your frustration level. If you work with an agent exclusively, he/she can invest more time in you and raise the service level the client receive, reduces the risk in the transaction. In the end, this can easily mean the difference between securing the right home for you over the other buyers who want it.

If I Look Long Enough, I’ll Find the Perfect Home

There is no perfect home, that if you can get 80 percent of what you want in a home, you have done well. There are always things people change to make the house they bought a home.

I Will Never Write a Full-Price Offer

At times, based on the inventory and frenzy of the marketplace, you might have to offer more than the asking price to secure the property. Well-priced home might sell at best between 2 and 3 percent of the asking price.

We Can Always Start Low and Come Up Later

Sellers can be very emotional about their homes. They can easily be insulted by a low offer and become defensive and illogical. They often counteroffer at a higher price than they really want just because the initial offer was insulting.

A Good Property Will Wait for Me to Act

Good properties sell fast…great properties sell overnight. In any marketplace, the best priced inventory will be gone in matter of days or a few weeks. If you sleep on it…you may not sleep in it. How will you feel if you lose it?

I Will Get a Better Deal if I Work directly with Listing Agent

Seller have already committed to a fixed fee. So the listing agent will make double commission but there is not saving for you. How often you can receive professional representation without the cost of it coming out of your pocket?

Why would you choose me as a buyer agent?

  • I have a deep knowledge of local marketplace. My job is to help you evaluate the marketplace, opportunities and make the best selection for you and your family. Then I can help you acquire the home that meets your family and financial needs. I will be able to help you choose long-term appreciation home.

  • I have strong negotiating skills. I am experienced at negotiating price, terms, and inspection issues. Most of my clients were able to get between 5 to 7.5% of the asking price.

  • I will help you to find the right mortgage broker, attorney, inspector, etc. All people I recommend are very experienced and trustworthy. You will receive better service, less stress and smooth closing.

  • I will educate your about entire buying process so there are no surprises. I have been in business about 4 years and I have experienced lots of challenges so now I know how to handle them. My clients experience a each step of the process in a timely fashion, with excellence, and will communicate all activities throughout the transaction

  • I will help you to decide what is a fair market value of the property you are interested in. I will show you comparable sales in the area/complex and show you market statistics so you know where the market is heading. It will help you avoid overpaying for your future home. Some people will get very emotionally when they buy and pay what ever it takes to secure the house. But when is time to sell they are stuck with the house or they will have to sell for a lost.

All real estate agents are not the same. Each agent operates independently and approaches business in a different way. There are differences in knowledge, skill, strategy, attitude, experience, communication, negotiating style, and ultimately, results.

My focus is the creation of lifelong clients. My job is to provide objective counsel and professional, knowledgeable representation in the real estate field. I will assist you in achieving your goals and dreams. To set up an appointment and discuss your real estate needs please call me at 203-550-0273.
